03THE NEXT STEP
A CLEARER WAY FORWARD

Good decisions
start with a conversation.

01

Tell us about the property

A location, a little context and what you have in mind. Share as much as you’re comfortable with.

02

Review the possibilities

We discuss the details, your priorities and whether there is a fit. Questions are part of the process.

03

Agree on the next step

If there is a path forward, clarify the terms, responsibilities and professional review before any commitment.

BEFORE YOU BEGIN

A little more
clarity.

Do I need to make repairs first?

You can start a conversation about a property in its current condition. Whether a purchase is suitable depends on the property, its condition and agreed terms.

Does submitting the form commit me to a sale?

No. The form begins an inquiry. A transaction would require a separate agreement and appropriate review.

What if I’m considering seller financing or subject-to?

We can discuss whether alternatives may be suitable. With subject-to, the mortgage typically remains in the seller’s name; the seller remains liable and the lender may exercise a due-on-sale provision. It is not automatically a lender-approved assumption. Get independent attorney advice before agreeing to nontraditional terms, particularly for an owner-occupied or defaulted Maryland property.

What information should I leave out?

Please do not send account numbers, government IDs, financial statements or mortgage documents through this form. Basic property details and a way to reach you are enough to start.
